




Most homes experience condensation either in occupied rooms or in other areas of the property (i.e.; roof voids, wall cavities etc). The effects can include any of the following: failing plaster, deterioration of decor, mould affected clothes and furniture, decay of timbers, streaming windows/walls, health problems and bad odours to name just a few.
On average, 4 pints of water are created per person, per day! All of this moisture must be managed effectively and if not diagnosed or remedied correctly could lead to the problems noted above.
The causes can be varied and very often are a combination of factors including the following:
a. inadequate heating.
b. inadequate ventilation.
c. open gas fires.
d. poor insulation details.
e. washing/drying clothes within a property.
f. poor construction details allowing for moisture ingress around the property.
The remedies can also be varied and include the following:
a. improved heating.
b. improved natural ventilation.
c. improved insulation details.
d. use of fungicides to kill moulds.
e. attend to poor construction details.
If all of the above details following a thorough survey are implemented, generally the problems diminish. If however, some problems persist likely because of poor heating/ventilation, security risks etc, mechanical alternatives should be considered. Positive Input Ventilation units should be considered.
